You asked for it again so here we go! More stats - Last year from January 1 thru March 3 14 residential properties SOLD within our MRIS MLS. Prices were 169,900 for a townhouse to 1,250,000. Avg List price was 413,358 and the avg sold price was 401,708. It took 98 days to sell (does not count properties that were relisted like when a seller switches agents).
THIS YEAR, right now, Jan 1 thru today March 3 - 19 have SOLD and prices ranged from 198,000 thru 1,450,000. It took an AVG of 217 days to sell. (does not count properties that were relisted like when a seller switches agents). The AVG list price was 543,804 and the AVG sold price was 497,247. RIGHT now there are 10 properties under conbtract and 137 that are available.
In summary - the AVERAGE ASKING prices today are $130,446 HIGHER than last year. The AVERAGE SOLD price is $95,000 MORE than last year!!! Residential properties are taking over twice as long to sell today that the same period last year.
