Planners recommend gas station okay

 County planners are recommending approval of a proposed gas station/convenience store on slightly more than two acres at the southeast corner of routes 50 and 340 at Waterloo.

The Clarke County Planning Commission will continue a public hearing on a site plan for the proposed 6,867-square-foot facility when it meets Friday morning at 9 a.m. at the courthouse in Berryville. Commissioners hope to have comments by then from the Virginia Department of Transportation on the potential traffic impact on the area.

The site is part of a 10.7-acre parcel that is in the county’s highway commercial zoning district. To its east is a VDOT park-and-ride facility, according to a planning staff report.

The gas station/convenience store would have five gasoline pumps as well as several fast-food franchises, the report stated.

The hearing was continued from February to give the applicant, Robert Claytor of H.N. Funkhouser & Co., time to receive and address comments by transportation and soil and water conservation officials as well as by the county’s staff and engineering consultant, View Engineers.

Also during its regular April 4 meeting, the commission will be asked to set a public hearing for a change in the special use permit and a site plan amendment to allow a special trade contractor at 1329 Fish Paw Road on approximately two acres at the intersection of Longmarsh and Fish Paw roads.

The property currently has a special use permit for vehicular repair in a 3,360-square-foot metal building. The special trade contractor would provide emergency services for low-income families with energy-related needs, the staff report noted. Community Housing Partners is seeking the special use change.
